There are two types of evaluations. One is a comparative market evaluation, which will give you a range of possible values based on past sales in your area.
A ‘Competitive Market Analysis‘ is a look at the details of your home inside and out (features, condition, cosmetic or other updates, any deferred maintenance, etc.), as compared to what similar homes in similar condition have sold for in your neighborhood. This analysis digs much deeper, and doesn’t rely on broad statistics. It requires knowledge of the comparative properties physical condition, as well as the conditions of the sale, such as how motivated was the seller, was it a distressed property, was it in move-in condition, etc.
